  • Q. Do I actually own the plot and the home?

    A. Yes you do! This is what makes Hunters Pointe so unique, something that is hard to find in any other development of it's type in the country. You become the freehold owner of the plot as well as the owner of your country retreat. It really is your own piece of Cheshire countryside.

    When you acquire a property at Hunters Pointe, the purchase process is the same as any property; exchanging contracts through solicitors, you'll enjoy outright freehold ownership of your hunters Pointe home, and the land it sits on.

    As a property owner, you'll also have a share in the freehold of the Hunters Pointe Country Estate including river banks and fishing rights, country walks and wildlife conservation areas, plus communal lawns and grounds.

  • Q. Can I live all year round at Hunters Pointe?

    A. Yes you can! We have taken all the legal steps required to ensure you are able to live on the estate all year round.

    There is a Certificate of Lawful Use which applies to Hunters Pointe and which allows 6 lodges to be used all of the year round. However this Certificate does not itself identify which 6 lodges have the benefit.

    In an attempt to clarify which 6 plots had all year round use we went to court the court ruled that it was impossible to identify which of the plots the 6 were. Therefore, the barrister who advised in conference about the planning issues, considered that, if more than 6 lodge owners were to occupy all year round, it would be impossible for the Council to identify any particular lodge owner that was in breach. As a result, he considered that the planning condition forbidding all year use is completely unenforceable.

    But you don't have to take our word for it, this will be explained in more detail to your own legal advisors when the legal paper work is being dealt with.   • Q. What if I decide to sell?

    A. You have the right to sell your property or land to whom ever you choose, provided you fully respect the nature of Hunters Pointe and other residents. As mentioned, this is your property and your land. You are welcome to lease your property provided it is agreed upon by HPMC Ltd. You are also within your rights to sell your property and/or your land at any stage. As the freehold owner you will not be charged any commission or transfer fee to any third party should you wish to sell privately.

  • Q. Do your lodges come with any kind of warranty?

    A. Yes they do. Every one of our lodges comes with a full 10 year Gold Shield park home structural warranty. The Gold Shield 10 Year Warranty Scheme was launched by the National Park Homes Council in 1987. It is designed to give you complete peace of mind when purchasing one of our homes and is seen as a sign of confidence in the quality and durability of our homes.   • Q. What are the main advantages of living on Hunters Pointe?

    A. The social benefits are most readily appreciated by many, as is the uniqueness of offering freehold ownership, the security and the support that is available in the estate. However, the greatest benefit of Hunters Pointe is the superb location, offering peace and quiet, a countryside ambience but not too far from many wonderful towns and villages.

  • Q. How is the Park maintained?

    A. Hunters Pointe Management Company Ltd (HPMC Ltd) look after your estate. This management company is wholly owned by the owners of the lodges (which would include you). It is responsible for organizing and administering;

    • Day-to-day estate management
    • Grounds maintenance
    • Maintenance of lodge exteriors
    • Supply of services.
  • Q. How secure is the site?

    A. Whether you are in residence or away, you can always be assured of being safe and secure at Hunters Pointe:

    • The site has 24 hour security, 365 days a year
    • All movements through the main gate are recorded
    • Intruder alarm installed in each lodge as standard and connected to central control
    • Gas detector, CO2 monitor and valuables safe installed in each lodge as standard
    • Discreet camera monitors estate at all times, with privacy zone for each lodge.
  • Q. How do I pay for electricity and gas?

    A. You don’t have to worry about the hassle of sourcing gas and electricity suppliers as this is run directly by the HPMC Ltd. You will of course only pay for what you use and this calculated using meter readings. To make it easier for residents, all bills are invoiced quarterly by HPMC Ltd.

  • Q. Are there any additional charges?

    A. As mentioned you will be £145 a month management fee and gas & electricity will be dependent on usage. You council tax rate is currently £96 a month (paid to Cheshire East Council) and the standard charge for water is £55 a quarter. There is also a one off fee for the notice of assignment, registration of membership of HPMC Ltd and administration that currently stands at £250.

    If you choose to use our preferred solicitors for the transaction, you will not have to pay solicitors fees. However, if you decide against this superb offer you should consider factoring solicitors into your figures.

  • Q. What is the location like?

    A. This hidden oasis has the best of both worlds, it is set back in the quiet Cheshire countryside and yet just a stones throw from some of the best villages and towns in the North West. Situated between Congleton and Holmes Chapel, Hunters Pointe is just a short drive from two other superb areas, Alderley Edge and Knutsford.

    There is a Tesco supermarket in Congleton which is just 2 miles from Hunters Pointe. Manchester Airport is only 25 minutes drive also.

    Hunters Pointe itself includes river banks on the stunning River Dane, beautiful countryside walks and wildlife conservation areas, all of which you become a part owner of as a property owner.   • Q. Is there a sense of community at Hunters Pointe?

    A. Definitely! Hunters Pointe is a unique community and one that stands apart due to its location. There is an extremely welcoming and friendly atmosphere around the estate. Also, like all well established communities, everyone respects each others privacy.

    As a new owner you will be invited to join the HPMC Ltd, which meets informally throughout the year in order to decide the day-to-day and long-term running of the Hunters Pointe estate. Most important of all you will be able to control how the estate is run through your annual choice of directors whom represent your best interests in all estate dealings.

  • Q. What are Park Fees and how much should I budget for them?

    A. The only fee payable for upkeep of the communal areas of Hunters Pointe is your monthly management fee. This is only £145 a month and is made payable HPMC Ltd.

  • Q. Would my family have to pay inheritance tax on my lodge?

    A. No, the great news is your lodge will be fully exempt from inheritance tax.

  • Q. Is Hunters Pointe a licensed Park?

    A. Yes, most definitely. Hunters Pointe holds a local authority site licence which means we have to ensure that the operation of the park follows the detailed conditions laid down in the site licence, which protects your own interests and safeguards the value of your investment.

  • Q. How are my interests protected when buying?

    A. Because you will be buying the freehold, the purchase process is the same as that of any other property; therefore exchange will be done via solicitors. This means that your interests will be fully protected and you will have the peace of mind knowing completion will only happen when you are completely satisfied.

  • Q. Is there any movement on the price of the freehold?

    A. As with any similar purchase you are always free to put in an offer but please bear in mind both exclusivity and demand will play a role in whether you secure your dream plot or not.

    A. The very highest standard. All of our lodges are built to British Standard BS 3632 (2005). This is the standard for British lodge and holiday homes and ensures a full residential specification with standards of construction and insulation making it viable for all year round use.

  • Q. Do you have a preferred supplier for lodges?

    A. Yes we do. Our preferred supplier is Lissett Homes (www.lissetthomes.com), they are a leading European leisure home manufacturer that specialise in luxury lodges. They are based in York and have an incredible reputation across the UK as a reliable, quality brand. When you decide to buy on Hunters Pointe you will be invited for a tour of the Lissett factory, where you will be shown around by the CEO David Bowman. You will be able to discuss the intricacies of your home, the features and the spec you would like. Lissett will then produce a 50 page document detailing your plans and once you are happy with everything, they will begin to build your dream home. Thanks to our relationship with Lissett Homes, they are able to ensure Hunters Pointe owners have first priority on homes, allowing for the best possible date for completion.

  • Q. From what materials are the lodges built?

    A. Modern lodges are built with style, safety and durability in mind. Every part aspect of the lodge is carefully considered to ensure it is of the highest standard.   • Q. What is the typical life expectancy of a lodge at Hunters Pointe?

    A. Modern lodges such as the Lissett models, are extremely robust and longwearing. Properly maintained, a home should easily last for over 50 years.

  • Q. When I purchase my plot, what is the lead time for my lodge?

    A. This depends on how bespoke you want to make it. The beauty of owning your plot outright is that you have the time to create the home you want. Traditionally lodges take anything from 2 months to 9 months to be built and sited. On average it will be approximately 3-4 months. You will have constant contact with the manufacturers to ensure your home is built just the way you want it, you will also be given an estimated time of completion – ideal for your to prepare and get everything organized for this incredible opportunity. Also, should you decide to use our preferred supplier, Lissett Homes, thanks to our great relationship, you will be given the very best possible date to move into your new home.

  • Q. Will our lodge be ex-works price or do you take a percentage?

    A. We do not take any kind of percentage for the lodge. You will deal directly with the manufacturer (Lissett) and therefore will only pay ex-works price.

  • Q. How much should I budget for siting fees?

    A. This all depends on the size and model of your lodge but you will have siting and delivery costs. As a guide, we recommend allowing approximately £10,000 for this. Lissett and ourselves will organize everything for you so there will be nothing to worry about.

  • Q. How do the costs compare with conventional housing?

    A. They compare very favourably, and many people find that the sale of a larger family house provides sufficient cash to not only buy a plot on Hunters Pointe but a luxurious, modern home with enough funds left over to provide financial security.

  • Q. How is a Hunters Pointe home different from conventional houses?

    A. Unlike conventional homes, homes at Hunters Pointe can be regarded as modular housing. They most resemble traditionally built bungalow with pitched roofs. With regards the difference from conventional housing, the only real difference is in the construction (the lack of bricks and mortar!). They are as solid, attractive, safe and stylish as conventional housing and have a number of other benefits such as no inheritance tax and full security and no stamp duty.

  • Q. Am I allowed to keep pets?

    A. Yes of course. Provided you notify the board of HPMC Ltd you are allowed to own pets on the estate.
